What are the Master Restrictions?
The Master Restrictions are similar to CC&Rs (Conditions, Covenants & Restrictions) and are enforced by the MHCSD. Prior to occupancy, residents are required to sign that they will abide by these regulations. If a resident wishes to make modifications to their property they must fill out this form and submit it the MHCSD via mail, fax or email prior to the initiation of any work.
Are residents allowed to park on the street?
Continuous parking on the street for more than 7 days is prohibited. See Sections 4.05, J, L, M & N of the Master Restrictions for more information. Please report such incidents to the MHCSD byemail.
Am I allowed to change my front yard landscaping?
Changes to front yard landscaping are discouraged per the Mountain House Master Restrictions Section 6.01. However, if you would like to do some minor changes, please submit a plan and a letter describing what you would like to do to the MHCSD offices for approval. The request could be mailed, emailed or delivered to the MHCSD offices. Written approval must be obtained before you commence any work.
What is the pledged facility component shown on my utility bill?
It is the portion of the bill that pays for the debt service on the borrowed money used to build the water, wastewater and storm facilities.
What is O&M shown on my water bill?
O&M stands for Operations and Maintenance. This portion of the bill is used to pay for the cost of day-to-day operations of the water, wastewater and storm facilities.
Where is the local high school?

When will the first high school in Mountain House be built?
The new high school in Mountain House will be located at the southeast corner of Mascot Blvd. and Central Parkway, just south of Wicklund Village, and is not expected to open for several years, since at least 650 high school students are needed (according to the Tracy Unified School District) to open it.
Can I have a water softener?
Water softeners discharge a waste product that is harmful to Old River and expensive to treat in your community's wastewater treatment plant.
Who is Trimark Communities, LLC?
Trimark Communities, LLC is the Master Developer of Mountain House and has funded the infrastructure construction of the community. All business and marketing related questions should be directed to directly to Trimark.
Who do I contact with concerns home construction questions or problems?
Pulte and Lennar have built the homes for the Mountain House community. Please contact the home builder directly.
Who do I contact about my waste disposal and pick up services?
The MHCSD contracts waste disposal services with Tracy Delta Disposal. Please contact them directly for any service related questions at (209) 835-3639.
What day is trash collected?
Trash is collected on Thursday in Mountain House. For a detailed calendar of when trash is collected, please refer to the West Valley Disposal Service website.
